Indoor gardens bring beauty and life into your home, but if you're not careful, they can quietly destroy your hardwood floors. In this firsthand story, I share how my own houseplants caused warping, swelling, and long-term water damage to my wood floors—and how you can avoid making the same mistakes.

I love having plants in my home. A lot of them. They make the space feel alive, natural, peaceful—especially during Chicago winters when everything outside is frozen over. But a few years ago, I started noticing something troubling: my beautiful hardwood floors were starting to swell.

At first, it was subtle. A little cupping near the baseboards. A raised plank here and there under a big ficus in the living room. I didn’t think much of it. After all, wood floors naturally expand and contract, right?

But then one day, I overwatered a floor plant and walked back into the room an hour later to find a puddle stretching across the planks. That was the wake-up call. I realized I had been unintentionally causing houseplant water damage to hardwood floors, week after week, with water runoff from my plants.

The Unexpected Cost of Overwatering

When you go too long without watering your plants, it’s easy to overcompensate. You dump in extra water thinking you’re doing them a favor, and it drains right through the pot and onto the floor—especially if the saucer’s too small or cracked. And if you don’t catch it fast, that moisture seeps into the boards.

Houseplant water damage to hardwood floors doesn’t look like a flood. It’s quieter and slower. It shows up as:

Subtle floor cupping or raised edges

Soft spots that feel spongy when you walk on them

White or cloudy stains in the wood finish

Slight discoloration around pots

This kind of overwatered plant hardwood floor damage can take months—or even years—before the full extent becomes visible. And by then, you’re looking at serious repairs. Houseplants water damage hardwood floors.

How I Tried to Fix It Myself

Once I realized what was happening, I started doing a few things differently:

I rotated my pots frequently to give the floor time to dry.

I wiped up any water spills immediately—even drops.

I placed rubber mats or trays beneath the pots.

I stopped overwatering altogether and began tracking watering schedules.

This helped. But even with precautions, moisture still found its way under the larger pots or pooled under stands where air circulation was poor.

Eventually, I had to call in our own ServiceMaster Restoration By Simons team to assess some long-term warping in two rooms. It wasn’t a full-blown replacement, but we did have to perform targeted wood floor drying and minor refinishing. If you’re dealing with similar issues, I highly recommend reading our Wood Floor Drying Guide for practical tips and signs to watch for.

What I Recommend to Homeowners Like You

If you’ve got a green thumb and hardwood floors, here’s what I suggest:

Use deep trays or waterproof plant stands. Don’t rely on basic saucers.

Check beneath and around each plant monthly. Look for cupping, stains, or warping.

Don’t guess with watering. Use a moisture meter and follow a schedule.

Ventilate the room. Stagnant air makes moisture linger longer.

Watch for signs of hidden water damage. Discoloration, odors, or surface buckling aren’t just cosmetic—they mean it’s time to act.

These tips can help protect your flooring from moisture damage under plant pots and reduce your chances of costly repair from potted plant water damage. Houseplants water damage hardwood floors

Don’t Let Your Plants Wreck Your Investment

Hardwood floors are one of the most valuable features in a home. They’re beautiful, durable, and increase resale value—but they’re also vulnerable.

If you want a comprehensive, expert-driven guide to protecting your home’s most important surfaces and systems, I encourage you to check out my book: RESTORE: A Complete Guide To Protecting Your Home As Your Most Valuable Asset. It’s full of practical advice homeowners can use to prevent and recover from water and fire damage—including the kinds caused by seemingly harmless things like indoor plant floor damage.

A little care goes a long way. And if you think water has already made its way into the wood, don’t wait. Whether it’s a living room ficus or a fiddle-leaf fig on a stand, make sure your love for greenery doesn’t turn into regret.

Introduction: Why Illinois Homeowners Struggle With Water Damage Claims

When water damage strikes—whether from burst pipes, roof leaks, or flooded basements—your first instinct is to call your insurance company. But in Illinois, many homeowners quickly discover the hard truth: getting fully reimbursed is often harder than expected. We’ve created this guide to better understand Water damage insurance claims in Illinois.

Insurance adjusters work for the carrier, not for you. Their job is to limit payouts—not maximize them. And unless you know how to document your loss, assert your rights, and navigate Illinois-specific insurance rules, you may end up underpaid or flat-out denied.

This comprehensive guide—crafted by the IICRC-certified experts at ServiceMaster Restoration By Simons—walks you through every step of the process.

Common Water Damage Claim Mistakes Illinois Homeowners Make

A homeowner meeting with the ServiceMaster project manager to review possible homeowners’ insurance discounts and policy updates for 2025

1. Not Documenting the Loss Immediately
Photos, videos, written notes, and even water meter readings can make or break your claim.

2. Tossing Damaged Materials Too Early
Don’t discard wet carpet, drywall, or furniture until the adjuster has seen them (or you’ve documented everything).

3. Using an Unlicensed or Unfamiliar Contractor
Insurers may reject claims if the remediation wasn’t done to IICRC standards.

4. Assuming Insurance Covers It All
Most policies exclude:

Gradual leaks

Backup from outside sewers (unless you have an endorsement)

Mold (if caused by neglect)

5. Accepting the First Payout Offer
It’s often a lowball. You don’t have to accept it.

What Your Insurance Adjuster Won’t Tell You

“You don’t have to accept our estimate.” You can negotiate—and you should.

“You can hire your own mitigation experts.” The insurer may suggest preferred vendors, but you’re legally allowed to choose who you trust.

“You have the right to a fair and prompt settlement under Illinois law.” Adjusters don’t usually bring this up.

“We may undervalue repairs unless you push back.” Especially when hidden damage is involved.

How to Properly Document Water Damage in Illinois

Take Photos & Video Immediately
Wide shots, close-ups, timestamps.

Write a Loss Narrative
What happened, when, and what you did about it.

Keep Receipts & Communication Logs
Track all expenses, including hotel stays, food, and drying equipment.

Request a Copy of Your Policy
Know your coverage and limits.

Get a Moisture Map
ServiceMaster Restoration By Simons provides these for clear documentation.

What Illinois Law Says About Claim Timelines

Under the Illinois Insurance Code:

Insurers have 15 days to acknowledge a claim.

They must investigate within 30 days.

They must settle or deny within 45 days of proof of loss.

Unreasonable delays may qualify as bad faith.

If they miss deadlines, you may be entitled to interest or legal relief.

Denied or Underpaid? Know Your Rights in Illinois

Request a Written Denial Explanation

File a Complaint with the Illinois Department of Insurance

Hire a Public Adjuster or Attorney (but proceed cautiously)

When to Call a Public Adjuster (and When Not To)

Call a PA if:

The claim is large (over $10K)

You’ve been denied

You don’t trust the insurance estimate

Don’t call a PA if:

The claim is small

You already have documentation and a reliable restoration contractor (like us)

The Ultimate Guide for Chicago Homeowners, Buyers, and Immunocompromised Residents

Mold is one of the most misunderstood threats in residential and commercial buildings. Some homeowners ignore it, assuming it’s a minor nuisance. Others panic and rush to tear out drywall at the first sign of discoloration. The reality lies somewhere in between—and it depends on one critical question: Do I need mold remediation?

This guide breaks down the risks, warning signs, testing myths, Mold Remediation costs in the Chicago area, and what to do if someone in your home is medically vulnerable. Whether you’re a homeowner, property buyer, landlord, or just trying to make sense of a recent water leak, this is the information you need to make a safe, informed decision.

What Is Mold and Why Should You Be Concerned?

Mold is a type of fungus that grows in damp, dark, or humid environments. It reproduces via microscopic spores that travel through the air and settle on surfaces. Indoors, mold thrives on organic materials like drywall, wood, carpeting, and insulation. Without proper intervention, it can spread rapidly.

Common sources of indoor mold growth include:

Flooded basements or crawl spaces

Roof leaks or burst pipes

Poorly ventilated bathrooms

HVAC condensation

Plumbing failures hidden behind walls

According to the Environmental Protection Agency (EPA), mold will not go away on its own. It must be physically removed. Moisture sources must also be addressed to prevent regrowth.

The Health Risks of Mold Exposure

For the average person, low-level mold exposure may lead to allergy-like symptoms such as sneezing, coughing, or skin irritation. However, for those with preexisting health conditions, especially respiratory issues or compromised immune systems, the risks are more severe.

The Centers for Disease Control and Prevention (CDC) warns that mold exposure can worsen asthma, cause chronic sinus infections, and trigger dangerous fungal infections in people undergoing chemotherapy, organ transplants, or other immunosuppressive treatments.

We covered this in depth in our article on Mold Remediation for Cancer Patients, where the risks are especially high and remediation must be handled with precision, containment, and air filtration by IICRC-certified professionals.

If anyone in your home has a chronic illness, compromised immunity, or recurring respiratory issues, you need mold remediation as soon as mold is detected.

Signs That Mold Remediation May Be Necessary

Advanced black mold infestation at the base of a drywall panel in a Chicago basement, indicating high moisture and the need for professional remediation

Not all mold is visible. Here are some of the most common indicators that a problem may be developing—even if you haven’t seen growth directly.

1. Visible Mold or Staining

Dark blotches on drywall, ceilings, carpet, or baseboards are obvious warning signs. White, green, or black fuzz on surfaces often indicates active mold colonies. Paint bubbling or peeling may signal water damage or mold underneath.

2. Persistent Musty Odors

A strong, earthy smell indoors—especially in basements, closets, or behind walls—is a sign of microbial growth. Mold often grows where you can’t see it: inside HVAC systems, under carpeting, or behind cabinetry.

3. Recent Water Damage

If your home experienced a flood, burst pipe, overflowing washing machine, roof leak, or sewer backup, mold may be present even if it’s not yet visible. Moisture intrusion almost always precedes mold growth, and dry-out alone isn’t always enough to stop it.

4. Increased Health Symptoms

If household members are experiencing more frequent coughing, sinus issues, itchy eyes, or asthma attacks when at home—but feel fine elsewhere—it could be related to poor indoor air quality caused by mold spores.

Can You Handle Mold Yourself?

A Chicago-area homeowner attempts to clean water damage from hardwood flooring, unaware that hidden mold may be developing behind the drywall.

Many homeowners wonder if they can tackle mold cleanup without professional help. The answer depends on three main factors: the size of the affected area, the location of the mold, and the health status of the occupants.

According to the EPA, if the area is less than 10 square feet, such as a small patch of bathroom wall, it may be safe to clean it yourself using appropriate protective equipment and cleaners. However, even in these cases, you must eliminate the moisture source. Otherwise, mold will return.

Situations where DIY is not recommended:

Mold is spreading quickly or covering multiple rooms

Odors persist after cleaning

Mold is inside HVAC systems or behind drywall

You or someone in the home is immunocompromised

The property has a history of major water intrusion

Professional mold remediation ensures proper containment, air filtration, and safe removal using industry-standard techniques. Certified technicians follow strict protocols outlined by the IICRC and OSHA, reducing cross-contamination and ensuring the environment is safe for sensitive individuals.

How Much Does Mold Remediation Cost in Chicago?

Concerned homeowner calling for help while reviewing mold cleanup costs, unsure what insurance will cover

Mold remediation costs in the Chicagoland area can vary widely depending on the severity of the damage, size of the affected area, and how far the mold has spread.

Average cost breakdown:

Small jobs (under 100 sq ft): $750 – $2,000

Homes built before the 1980s, or those with older plumbing and roof systems, tend to be more vulnerable to hidden mold damage—especially in areas like Skokie, Oak Park, Evanston, and Glenview.

Mold and Vulnerable Populations

Certain individuals are more at risk of developing complications from mold exposure, including:

Cancer Patients and Immunocompromised Individuals

Chemotherapy, transplant medications, and autoimmune diseases suppress the body’s ability to fight off mold-related infections. Even small exposures can result in serious health consequences. This is why ServiceMaster Restoration By Simons provides mold remediation that includes air scrubbers, HEPA vacuums, and full containment zones.

Infants, Seniors, and Asthma Sufferers

Young children and older adults are more vulnerable to respiratory issues, and those with asthma are particularly sensitive to elevated spore counts indoors. Proactive remediation is essential in these cases—even for low-visibility growth.

A slow drip under the sink or a mysterious puddle in front of your dishwasher might not seem like a big deal—until your wood floor starts to buckle or mold forms behind your cabinets.

Dishwasher leaks are one of the most common causes of kitchen water damage in the Chicagoland metropolitan area. Whether you’re in a Wilmette bungalow or a Logan Square condo, the combination of hot water and soap can cause extensive damage to hardwood floors, drywall, cabinetry, and insulation. Do you know what to do for a Dishwasher leak in the Chicagoland metropolitan area?

Common Causes of Dishwasher Leaks

Your dishwasher is more complex than it looks. Leaks can stem from multiple places:

Even a pinhole leak can release gallons of water over time, especially if your dishwasher runs daily.

Q: How do I know if my dishwasher is leaking?
A: Look for puddles near the base, warped floors, or a musty smell. Hidden leaks often damage wood floors and cabinets before you notice.

Q: Is dishwasher leak damage covered by homeowners insurance?
A: Often yes—if the leak is sudden and accidental. Long-term or neglected leaks may be denied. It’s best to act fast and document the damage.

Q: Can I dry out my kitchen myself?
A: Small spills, yes. But dishwasher leaks often soak subfloors and insulation. Professional drying prevents mold and structural issues.

Q: How fast does mold grow after a leak?
A: Mold can begin forming within 24–48 hours, especially in dark, damp areas like under dishwashers and behind cabinetry.

Introduction: A Cozy Threat You Can’t Ignore

Fireplaces offer warmth, comfort, and ambiance—especially during the frigid months in Chicago and the North Shore. But behind that cozy crackle is a dangerous buildup that many homeowners overlook: fireplace soot buildup. Left untreated, soot accumulation can quietly damage your property, threaten your indoor air quality, and pose serious health risks to your family.

Whether you use your fireplace daily or just a few times each winter, understanding the impact of fireplace soot buildup is critical for your home’s safety and longevity. This guide explores the risks, the warning signs, and the essential steps for safe fireplace maintenance and soot damage cleanup.

Over time, these deposits thicken into a sticky, black film that not only stains surfaces but also presents a significant fire hazard.

Why Soot Accumulates in Fireplaces

Several factors contribute to soot accumulation:

Burning unseasoned or wet wood

How to Prevent Fireplace Soot Buildup

The best strategy is a proactive one. These fireplace safety tips will reduce accumulation and lower your risk of damage:

Burn Only Dry, Seasoned Wood

Wet or green wood creates more smoke and soot. Use hardwoods like oak or maple that have been seasoned for at least six months.

What Is Wood Floor Drying (Wood Floor Rescue)?

Wood floor drying—often referred to as wood floor rescue—is the process of extracting moisture from water-damaged hardwood or engineered wood floors without tearing them out. Specialized vacuum mats, injectors, and negative pressure systems draw moisture from beneath the planks and subflooring to prevent warping, cupping, and mold growth.

When executed quickly and correctly, wood floor rescue can:

Prevent costly tear-outs and replacements

Stop mold from forming under floors

Restore floors to pre-loss condition

Preserve insurance eligibility

This guide focuses on two industry-trusted systems: Dri-Eaz Rescue Mat System and Injectidry HP60 Floor Drying System.

Step-by-Step Wood Floor Drying Process

1. Moisture Detection

Before starting any drying process, the extent of the damage must be assessed using moisture meters and infrared thermal imaging. Professionals locate the highest concentration of moisture and evaluate whether it has penetrated the subfloor or traveled laterally.

Why it matters: Moisture trapped beneath wood floors can cause irreversible warping, rot, or microbial growth. Accurate detection is the first step in any successful wood floor drying effort.

2. Equipment Setup

Once wet areas are identified, technicians install the chosen floor moisture extraction system:

Dri-Eaz Rescue Mats are laid directly over the affected area, forming a tight seal.

Injectidry Vac-It panels are positioned with hose attachments, allowing suction to draw moisture from below the planks.

High-capacity extractors, such as the DriForce or HP60, are then connected to apply negative air pressure.

3. Drying Operations

With equipment in place, technicians begin the active drying process. Negative air pulls trapped water vapor through the wood, up into the mats or panels, and out through the exhaust system.

This process can take 2–4 days, depending on the severity of the saturation, the floor’s material, and ambient humidity levels.

4. Monitoring Progress

Throughout the drying period, moisture levels are monitored daily using non-invasive meters. Readings help determine whether the process is working effectively or adjustments are needed.

This stage is essential for verifying that hardwood floor drying is occurring uniformly and safely.

5. Restoring Humidity Balance

Once target moisture levels are achieved, dehumidifiers are used to stabilize the surrounding air. This step helps restore a normal RH (relative humidity) level and prevents secondary damage to walls, cabinets, or nearby surfaces.

Drying wood floors isn’t just about extraction—it’s about creating a balanced environment.

6. Post-Remediation Cleanup

Finally, once equipment is removed, technicians sanitize and clean the affected areas. If floors are visibly damaged (cracked finish, discoloration), light refinishing may be recommended—but in many cases, the floors are saved entirely without replacement.

This comprehensive 6-step approach ensures long-term protection and reduces the risk of mold or structural compromise.

FAQs: Wood Floor Drying Explained

How long does it take to dry wood floors after water damage?
Typically, 2–4 days with proper equipment, but deeper saturation or high humidity may extend drying time.

Can warped wood floors go back to normal after drying?
In many cases, yes—if caught early. Cupping and minor warping may flatten once moisture is removed, but severe damage may require sanding or refinishing.

Is wood floor drying covered by insurance?
Most homeowners insurance policies cover water damage if it’s sudden and accidental. Coverage may vary for gradual leaks or neglected maintenance. Always document damage early.

How do I know if my wood floor is dry?
